Our son, Leif, who was a resident of California, owned a condominium unit in Telluride, Colorado. As we live close to Telluride, Leif asked us to act as his local representatives to seek a buyer for his condo.

We listed the condo with a broker in Telluride and the listing ran out without one showing. Fortunately, a mutual friend of Ray Bowers and ours suggested we give Ray Bowers a chance to sell the unit. Thanks so much for listing and selling my condo for me in such a short time and for more money than I had originally expected to get from it. I was pleasantly surprised in the beginning when you suggested a price that was $35,000 MORE than I first thought we should market it for. I'm thankful that you not only looked at the "sold" comparisons but also saw that there was not much on the market in my price range, therefore warranting the higher price. We could have sold it faster, but I would have gained much less from the sale.

Getting it under contract in only 78 days was a real pleasure, but then getting it all the way through to closing with a buyer who had loan problems was a real accomplishment. Ray Bowers listed and sold two vacant commercial lots in the Town of Telluride for me, and he did a terrific job for me, even after 3 contracts cratered along the way. Not only did he surprise me at the outset by analyzing the market and suggesting a higher price than I was anticipating, but he also achieved an even higher price than the asking price! Actually I can attribute this success to clever merchandizing ideas and powerful marketing materials.

Originally, I bought the lots as one parcel as a double lot, and it had only been marketed that way to me. Ingeniously, Ray suggested that we market the parcel twice: once as a large parcel and once as two SINGLE lots. This way we would get maximum exposure and increase our chances of attracting buyers with different levels of financial capabilities. And as it turned out, we eventually sold the lots individually - for more money then the asking price of the two lots together.

The lots (as a single parcel) first went under contract after only 29 days. I can only attribute this to Ray's great ability at producing excellent collateral material (plat maps with view corridors, pictures, analysis of building codes and potential build-out on my lots) and to his thoroughness in getting these materials out to the public and also into the hands of the brokerage community. The brokers in Telluride certainly KNEW about this property because a NEW OFFER (for one lot only) came in very soon after this first contract was terminated. We passed on this second contract because we were already in negotiations on another contract for the entire parcel.

Unfortunately, the second contract and a subsequent third contract fell through because the second buyer could not get his financing together and the third buyer could not be satisfied with the town's building codes. After only 4 _ months on the market we had seen 4 contracts: 3 had fallen through and 1 had been rejected. I was getting a bit discouraged.

However, within 2 weeks of the third buyer terminating, Ray brought back the one buyer who had previously made an offer on just the one lot. Believing in this buyer's tenacity we went with him and put one of the lots under contract. Then a week later Ray brought me another offer on the other lot and we soon had BOTH lots under contract. And guess what - these contracts both closed eventually, and I actually got $190,000 MORE for the lots separately than the very first contract would have paid me! It was worth the wait - and actually the wait was very long.

This could sound like a harrowing story on how HARD it was to sell my lots but reality; I have to say that the negotiations were even FUN at times. Ray kept his sense of humor (and so did I) and he kept coming back to me with more ideas and more offers. And throughout the process he was punctual, professional, and astute at the negotiations. He protected my interests exceptionally throughout each contract and he gained me the upper hand whenever possible. It was a pleasure dealing with him and I would definitely do all real estate deals in Telluride through him in the future.

My partner and I decided to list our condo with Ray just before the "Off" season in Telluride. Even though we were eager to sell, he suggested a price that was quite a bit higher than the sold comps really warranted since Ray had observed that there were few condos on the market like ours at the time. He proficiently and effectively promoted the listing with professional advertisements, mailings to brokers and color brochures within what seemed like minutes after getting off of the phone. His comprehensive MLS listing, with remarks and comments, really portrayed the positive aspects of our condo. Within a few days, the open houses brought in a substantial number of brokers and potential buyers.

Within 4 weeks, we had an offer close to our asking price, and the condo was under contract only 33 days after it was listed. Thanks to Ray's persistence and initiative, we got the highest price in history for a unit in our complex.

Like most real estate deals, we had our problems. The contract, which was written by the buyer's broker, was properly written for the most part, but had discrepancies as we soon found out. After signing, the buyer expected all of our artwork, most of which was family heirlooms, to be included in the deal under "furnishings". Although the contract did NOT specify this, the buyer was a lawyer and willing to take legal action. Ray played a monumental role in trying to compromise with the buyer to keep the deal alive. He not only offered to take a cut in his commission, but also to personally purchase pieces to replace the art.

Thanks to Ray's tenacity and negotiation skills, the deal went through. Throughout the negotiations, he respected our interests and ultimately achieved a quick and profitable sale of our condo. We closed on our scheduled date and purchased our place in Mexico the following day. Our priceless art is now with us in our new home thanks to Ray.
