Standard Strategies (done well)

  1. Explicit Brochures - Everyone does brochures, but are they engaging, and do they clearly explain the essence of the property with the most enticing and salient features? I always create detailed brochures, usually full color, with plenty of descriptive photos, and with the RIGHT ANGLE. AND I get them DISTRIBUTED. What good is a great brochure if the bulk of them sit in a filing cabinet somewhere? They need to get into the hands of all brokers, they need to be sent to clients, they need to be seen in brochure racks on your Telluride property and in as many office racks as possible.
       
  2. Bombarding the brokerage community with your property - brokers get so much information sent to them everyday that if we don't hit them up every which way to Sunday they won't REMEMBER your property. Did you know that in 80% of all local real estate transactions that the buyer is brought in by a broker OTHER THAN the listing broker? That makes this promotion to the brokers just that much more important. Not only do we bombard, but we give them GOOD INFORMATION so they know about your property well. The stronger that their knowledge is on your property, the more comfortable they will feel in sharing it with their clients, and therefore putting it on the "A-List" of Telluride properties to actually take their clients to SEE.
       
  3. Strong Promotion within the company helps greatly, and when the company has a large number of brokers, the teamwork to sell your property is invaluable. With a team of 23 brokers, the Peaks Telluride Real Estate associates strive to sell our listings first. What better way to make sure your property will be actively promoted to potential buyers than 23 enthusiastic broker associates?
       
    a. We have weekly company meetings on Wednesdays in our listings and I strive to host these at my listings so my fellow associates actually SEE your property first.
       
    b. Because our company is associated with the Mountain Village Peaks Hotel, our company "Buyers' Guide" (with your property picture and listing in it) is placed in all 177 rooms at the hotel. If your property is in our "Buyers' Guide", it will receive tons of exposure from very qualified and wealthy potential buyers staying at the Peaks.
       
` 4. Excellent MLS input - This has been my forte, even before I became the MLS director. I input all important information that brokers need to know about your Telluride property (with plenty of salient remarks and a helpful addendum), AND I give them what they need to promote it to their clients: lots of pictures. As I mentioned before, the more that brokers know about your property, the more comfortable they will feel in sharing it with their clients.
